Management Services
For over 20 years, Full Value Properties has been committed to providing outstanding real estate property management services. We manage single-family homes, townhomes, condominiums, and apartment buildings in the greater Temecula Valley area (western Riverside County). Below is an overview of our services.
Before Leasing Your Property
- An agent from our office will visit your home to verify the home's condition. We will also provide feedback in an effort to best prepare it for effective marketing to highly qualified applicants.
- We provide a rental market analysis to help determine the appropriate rental price for your property.
- A property management agreement (PMA) will be sent to the property owner for signature once an agreed upon rental rate has been set.
- The PMA will confirm the pricing structure in writing, as well it will include intake documents to be filled out by the property owner.
- We provide a comprehensive advertising and marketing program for your property at no additional cost.
Marketing & Advertising
- A full set of photos and video of the property will be taken for use as marketing.
- We strictly follow all state and federal equal housing laws.
- A Full Value Properties “For Lease” sign, including our telephone number and website address, is placed on your property (if desired by management client).
- We advertise rental properties on major real estate websites, including Zillow, Trulia, Homes.com, Apartments.com, Realtor.com and many others.
- Your property is listed on the California Regional Multiple Listing Service (CRMLS).
- Your property is also featured on our website FullValue.com.
- In addition, all available rental properties are promoted across our social media platforms.
- A licensed and experienced Leasing Agent/Realtor will show your property to prospective tenants.
- For property security, at no time will we provide access to any of our rental listings without a licensed real estate agent present (no 'self-guided' tours).
- All sign and advertising calls/texts go directly to the Leasing Agent’s cellular telephone, not to an answering service or AI.
- All online inquiries are also routed directly to the Leasing Agent for prompt follow-up.
Tenant Screening
- We carefully screen each applicant.
- For each applicant, we obtain a full credit report, conduct an unlawful detainer (eviction) search, verify employment, income and savings. We also do a civil and criminal background check, as allowed by law.
- Applicants complete a full Rental Application through our website and order and pay for their credit report directly. This process helps to verify their identity with our screening partner.
- ALL adults aged 18+ MUST fill out an application.
- Screening of the applicants can take 3-5 business days and after everything is verified, we will consult with you prior to moving forward with approving an applicant.
Leasing Your Property
- We use the most current rental forms available from the California Apartment Association and the California Association of Realtors.
- Approved Tenants must have Renters Insurance and all utilities connected in their name prior to moving in.
- If pets are allowed by property owner, renters insurance must cover the pet(s).
- We conduct a detailed Move-In and Move-Out Inspection with the tenant, and the results are documented on a form signed by the tenant.
- A full set of photos are taken on the day they get keys and also on the day they return the keys after move out.
- Tenants must pay the full security deposit and the first full month rent prior to getting keys, no exceptions (no payment plans for deposits).
Rent Collection
- Tenants may pay monthly rent at our office, by mail, or through Electronic Fund Transfer (EFT). EFT payments can be made through a secure Tenant Portal at no cost to the tenant.
- If rent is not paid by the specified due date, a late fee is charged to the tenant.
- We contact tenants by telephone and/or email when rent is not paid on time.
- If an eviction becomes necessary, we use The Eviction Center, a company specializing in evictions and the service of legal documents.
- We also have access to a local real estate attorney if needed.
Property Inspection
- An initial property inspection is conducted when the property is placed under our management.
- The property is also inspected when there is a tenant move-in or move-out.
- Bi-annual exterior drive-by inspections are performed as part of our ongoing management process.
- An annual interior inspection may be requested by the owner for a fee of $200.00 per inspection.
Accounting
- A monthly statement of income and expenses (Property Statement) is sent by mail or email to the property owner by a specific date each month.
- After expenses are deducted, owner proceeds are sent monthly by check or by Electronic Fund Transfer (EFT). There is no fee for EFT payments.
- An online Owner’s Portal is available, allowing owners to view income and expenses conveniently.
- For tax filing purposes, owners are sent in January a Property Statement covering the prior year’s income and expenses, along with IRS Form 1099-MISC if required.
- All property funds are maintained in a bank trust account.
Maintenance and Repairs
- We are available twenty-four hours a day, seven days a week for emergency repairs. Non-emergency repairs are handled during normal business hours.
- We arrange for and supervise all authorized routine maintenance and repairs. Owners approve repairs above a specified dollar amount.
- We work with qualified vendors and contractors who are insured and licensed as necessary.
- There are no additional fees paid to Full Value Properties for arranging and supervising routine repairs and maintenance.
Management Fees
Full Value Properties provides clients with outstanding service and expertise. Our pricing includes no hidden charges. There is never a start-up fee or administration fee, and there are no hidden repair coordination fees.
- Our monthly management fee is $175.00 per month.
- The first month’s management is free if we place the tenant.
- Our leasing fee is one-half of the first month’s rent (a full month’s rent).
- A $150.00 lease renewal fee is paid by the owner when a tenant’s lease is renewed.
- An annual interior inspection may be requested by the owner for $200.00 per inspection.
